Ascension Parish – Spanish Lake An article in the August 10th issue of the Baton Rouge Businees Report discussed the competing interests of the owners of Alligator Bayou Tours and companies that sell wetland mitigation credits to support development. The article goes on to tell of two pending lawsuits in the parish regarding the basin. I’ve taken my grandchildren on the Alligator Bayou tour have thoroughly enjoyed the experience.

Baton Rouge Real Estate Stats for Summer

We’re almost through the summer selling season since school has already started so I thought it would be a good time to look back on how the Greater Baton Rouge Real Estate Market has performed this year.  When compiling the statistics, I include only single family homes in the combined parishs that of East Baton Rouge, Ascension, and Livingston. The first thing that stood out to me when looking at the stats in MLS was that there were 95 homes closed in July 08 and 106 closed in July 09!!!  That is the first time all year when the ‘09 sales exceeded the ‘08 sales!!!  I hope that trend continues!  One more interesting fact about July is that there were fewer homes for sale in July this year as compared to July ‘08.    It will be interesting to see if that trend continues. The second thing I noticed is that the AVERAGE sales price has come back up to where it was in June of ‘08, which is $213K!!  Again, very exciting news.  The news reported the other day that our median sales price hasd also increased

Is the Baton Rouge Real Estate Market Heating Up?

In several articles this week, both in the newspaper and on line business report, it was reported that the Baton Rouge Real Estate Market was down 18%, comparing July ‘08 to July ‘09. However, the median sales price has gone up, AGAIN!!! That is interesting because I have found that the average sales price for Ascension, East Baton Rouge, and Livingston Parishes combined, had never gone down! On a even more interesting note, we all have been aware that the upper end of our market has been very stalemated – and we think this had a lot to do with the economy in general, and the stock market, in particular. However, the Pat Wattam Team has received contracts, THIS week, on an $800+K, $600+K, $500K properties – all in the same week!!!! This has been unheard of for the past year

The simple fix is to require a personally signed (digital signature permitted) appraisal order form which contains a mandated certification and compliance statement approved by FannieMae, FreddieMac and Cuomo, with the license number of the signer, which states the individual (not the ‘company’) who ordered the appraisal has not influenced the appraiser in any way to compromise the appraiser’s independence in the reporting of the Opinion of Market Value.
